Forty centimetres of hemp-lime bio-brick, plastered in lime inside and out. The walls absorb CO2 over their life, keep the warmth in winter, keep the heat out in summer and let moisture pass instead of trapping it.
By the project's thermal calculations, heating, cooling, hot water and ventilation together come to about 48 euro a month, in both versions, at the energy price of about two years ago. The EPgl,nren index is 14.59 kWh/m² per year. The APE is issued at completion.
TOP is the complete villa, turnkey, down to the oak herringbone floors and the glazed greenhouse upstairs. LIGHT is the same house with essential finishes. Same structure, same envelope, same design energy class.

Two versions
Every villa is offered in two specification levels. Same structure, same envelope, same design energy class A4. What changes is the finish, the first floor and a few items of equipment, such as the battery, the pool and the EV charging point. Below, row by row, what changes.

Domus Sapientes is a registered trademark. Bosco Orizzontale is a project of Tombari Costruzioni, a building firm from Montecatini Terme. The mark is a green fingerprint, and it is meant literally. These are houses signed by a firm that stands behind them, and that works in the same valley it comes from.
Brands in the specification
The villas are under construction and every buyer chooses between two versions, with possible variants. A single price on the website would say very little. The reserved price list arrives within 24 hours to anyone who requests the specification, with the figures for TOP and LIGHT and the purchase conditions, so the conversation starts from complete numbers.
Turnkey means the villa is delivered finished as described in the specification, ready to live in. It excludes utility connection fees, notary and deed costs, and anything not listed in the specification. Variants you request are agreed in writing.
The house underneath is the same: anti-seismic structure, hemp-lime walls, Zehnder ventilation with heat recovery, Canadian well, design energy class A4. TOP adds oak herringbone floors, wood-aluminium windows with the timber of your choice, Griesser brise-soleil, the third bathroom, on the first floor, the glazed bioclimatic greenhouse, three roof gardens, the 7.08 kWp photovoltaic system with inverter and 15 kWh battery, the EV charging point and the pool with hydromassage. LIGHT has porcelain on the ground floor, lacquered pine windows with aluminium cladding, orientable roller shutters, two bathrooms, a first floor with bedroom, technical room, open greenhouse space, terraces and a roof garden, and a 5.90 kWp photovoltaic system with inverter. The three villas are under construction and all three are available. Delivery is planned within 18 months of signing the agreement. Site visits are arranged by appointment, accompanied by someone from Tombari Costruzioni, usually after a first conversation.
Those required by D.Lgs. 122/2005 for homes sold before completion: a surety (fideiussione) protecting the sums paid before the deed, and ten-year building insurance (polizza decennale postuma). The contract sets out the details.
Yes. We work with Italian and foreign buyers, and the conversation can take place in English or Italian. Notary and deed costs are borne by the buyer and are excluded from the price. For tax and notarial matters we recommend having a trusted professional at your side, and the firm is happy to talk to them.
A4 is the highest class in the Italian energy rating. The villas are designed to reach it, as nearly zero energy buildings under Regione Toscana rules. The energy performance certificate, the APE, is issued at the end of works, once the building is complete and measured.
Yes. The two versions are starting points. You can pick single items from the other version, for example the windows or the photovoltaic system with battery, or ask for different finishes. Every variant is agreed in writing with the firm. The earlier you ask, the more room there is to do it.
Within 24 hours you receive the specification for the version you chose and the reserved price list. If you left a number, we also write to you on WhatsApp. Then, if you wish, a call with someone from the firm and a visit to the site or the office. No newsletter, unless you ask for it.
